The Foreign Investment Review Board (FIRB) regulates foreign investment in Australian residential property. Most foreign buyers require FIRB approval before purchasing. Here's what you need to know.

Application TimingFIRB approval must be sought before signing a contract. Applications typically take 30 days for standard applications and up to 90 days for sensitive investments.
Application Fees (2025)Fees start from $14,100 for properties up to $1M and scale with property value. Investment properties incur an annual vacancy fee if not occupied or rented.
Eligible Property TypesForeign investors are generally approved for new dwellings or off-the-plan purchases. Purchase of established homes is restricted to temporary residents living in Australia.
Expat AustraliansAustralian citizens living abroad are NOT subject to FIRB requirements and can purchase any Australian property without restriction — including established homes.
Foreign Buyer Stamp Duty SurchargeMost states charge an additional stamp duty surcharge for foreign buyers (4–8% depending on state). We calculate the total acquisition costs for your specific situation.

Can a foreign national buy residential property in Australia?
Yes, with FIRB approval. Foreign nationals (non-residents) can generally purchase new dwellings and off-the-plan properties. Established (existing) homes are typically restricted unless you are a temporary resident living in Australia. Australian citizens living abroad face no restrictions.
How do I sign contracts from overseas?
RICO coordinates fully digital contracts using platforms like DocuSign or equivalents. Where wet signatures are legally required, we assist with power of attorney arrangements with lawyers in your jurisdiction. Remote settlement is standard for international buyers.
Can you conduct property inspections on my behalf?
Yes — this is one of our core international services. We conduct thorough in-person inspections, provide detailed HD video walkthroughs (covering every room, exterior, street, and neighbourhood), and coordinate professional building, pest, and strata reports. You'll know the property as well as if you were there yourself.
What are the additional stamp duty surcharges for foreign buyers?
Each state and territory charges different rates. For example, NSW charges an 8% surcharge on top of standard stamp duty, VIC charges 8%, QLD 7%, WA 7%, and SA 7%. Our buying costs calculator includes foreign buyer surcharges so you can plan your full acquisition cost accurately.
How does currency exchange work for settlement?
Settlement requires funds in AUD. We connect you with specialist forex brokers who can lock in exchange rates in advance (forward contracts), reducing your currency risk. Our currency converter above gives indicative conversion — your broker will provide a live transaction rate.
